For the benefit of our sensitive guests, no smoking or pets allowed on the property or inside the vacation home. We want your vacation to be carefree. You never deal with a third party, sign complicated paperwork or pay hidden fees. If you have a camp fire in the bed, we’ll probably want you to replace it. You can’t shoot a movie in our locations. Other than the basics, we keep it pretty simple.
WHAT IS INCLUDED. Linens for one week for four people, including sheets and towels. All utilities, all furnishings present, gardening and pool/spa service, HOA fees, parking. Utilities include basic digital cable, electricity (if the solar needs backup), water, sewer, trash collection, high speed Internet. Arizona properties include a Red Rocks Trail pass for parking at trail heads, local and US long distance phone calls, and snow removal. Washer/dryer in the St. Augustine unit, shared laundry facility onsite in Sedona.
EQUIPMENT. The premises include a range, full-sized refrigerator, microwave, SMART or regular oven, vacuum, iron, ironing board, full sized hair dryer, flat screen TV, DVD player, stereo. The kitchen is fully stocked, has flatware and dishes for eight, blender, rice maker, full sets of pots, etc. The beds are allergen-free and have allergen-free protective bedding and organic linens.
SELF CATERING. Kitchens have basic condiments, gourmet spices. Guests provide food and paper products. For health safety leftover food is thrown away. There is usually enough toilet paper and paper towel on hand for your arrival to allow you a “pit stop” before going to the grocery store.
HYPOALLERGENIC PROPERTIES. For the health of our sensitive guests, the units and grounds are smoke, chemical, and pet free. Local community laws ban smoking within 20 feet of buildings near common areas and we do not allow smoking inside the residences. As an alternative, we can help you plan a health retreat to quit smoking or other addictive behavior. And links to pet friendly locations are available in the Resources section of this website.
CHECK IN/OUT. Check in time is 4 PM and checkout is 10 AM in the property location time zone. Arizona does not do daylight savings time--it is the same as Pacific Time May - October and Mountain Time from October - May.
NO EARLY CHECK-INS. Guests have been granted a license to use the premises for a specific period, and this license does not create a tenancy or residence. Guests must depart at the appropriate time. A late check out fee may be charged if the turn-over crew cannot clean as scheduled.
SECURITY DEPOSIT. No security deposit is required if paying with credit card and authorizing any charges for costs of repair or replacement of damaged or missing items beyond normal use, and excessive clean up, stains, odor removal, late check out, or unscheduled cleaning crew costs. No charges made when the following provisions are met.
a. No damage is done to unit or its contents beyond normal use.
b. All debris, rubbish, and discards are placed in the dumpster and dirty
dishes in the dishwasher and dishwasher is run before leaving (you need
not wait to unload it).
c. Key is left in the lockbox and the unit is left locked. There is a
$100 charge for lost keys.
d. Parks passes are left in the unit. There is a $100 fee for each lost
pass. We appreciate that in the past year, no one has lost a pass or
keys.
e. No linens are lost or damaged.
f. No items are missing.
g. Excessive cleanup, stain removal, or odor removal is not required.
If there is evidence of smoking or of an animal having been in the house,
those allergens will be removed professionally at a fee of $580.
h. The water in the spa tub is clean. If foaming substances or excess
dirt (beyond normal use) is in the water and requires special service,
there is a minimum $200 charge.
i. NO early check-in or late checkout requiring additional costs for
rescheduling or overtime for the cleaning turnover crew.
CANCELLATION. Payment is due in advance and is refundable up to 30 days in advance of arrival date. Within thirty days of arrival payment is nonrefundable.
